Downingtown, located 33 miles west of Philadelphia is known for its idealistic warmth and charm. It was settled in the 18th century and therefore has a number of historic buildings and homes. The small community is a great place to buy a home and a safe place to raise a family.

For those who enjoy the city, Philadephia is just a short drive away. However Downingtown also has a lot of unique activities and opportunities. The Downingtown Rock Gym is a rock climbing center for climbers of all ages and skills. The Downingtown Diner, featured in the 1958 version of the movie “The Blob” is a local favorite. And there are many beautiful parks to enjoy nature and gather with the community.

The median home price is $435,800*. Housing in Downingtown is more expensive than some surrounding communities. In fact, small towns in general have higher property values. In order for towns to not be ruined by too many people swarming in at one time, the government controls permits and local authorities in order to create a smaller supply of new homes in the area. Because the demand is high, prices are driven up. However, as a result, Downingtown remains a charming community with committed residents and a thriving economy.
Downingtown’s crime rate is far below the national average. East Village is one of the nicest communities in Downingtown with many pedestrian friendly paths and sidewalks. There’s also a community pool, fitness center and easy access to a gold course. The Estates at Hideaway Farms is a luxery community, with homes ranging from $600,000-650,000. The Preserve at Hideaway Farms has homes from $340,000-390,000.*

Conclusion
Downingtown retains a small town feel while also having easy access to the city of Phildelphia. Fun fact, the famous pretzel franchise, Auntie Anne’s, was founded in a Downingtown farmer’s market in 1988. So I guess we’re a fan of whoever decides to make Downingtown their home.
